Premium address 28 Berkeley Square has hit the market with a guide price of £27.5m.

The Grade II listed Georgian townhouse, which occupies a south-facing position overlooking Berkeley Square, is being marketed by Cushman & Wakefield, jointly with Northstar Property Partners.

Constructed in the early 1820s by renowned builder Thomas Cubitt, the 10,131sq ft site covers a lower ground, ground and four upper floors as well as a first-floor balcony overlooking the square. It has evolved from an aristocratic residence to the home of the Parker Gallery in the mid-20th century, the Morton’s Club in the 1970’s and was most recently operating as the Louis Vuitton Hotel.

“This is one of the most recognisable hospitality assets in Mayfair overlooking one of London’s most coveted garden squares,” says Paul Gummer, partner, London Office Capital Markets at Cushman & Wakefield.

“Its combination of heritage, scale, licensing, flexibility and global brand appeal makes 28 Berkeley Square one of the most desirable leisure and hospitality sales of the year.”

The address is located close to luxury hospitality operators including Annabel’s, Lilibet’s, The Landsdowne, Maison Estelle, Bacchanalia, Amazónico and Sexy Fish.

“28 Berkeley Square sits at the very top of what the Mayfair market can offer a luxury operator,” says Matt Ashman, partner, head of leisure and restaurants at Cushman & Wakefield.

“Opportunities to both own and create something this special come to market once in a decade at most.”
